Sealcoating & Asphalt FAQs

Estimates & Service Options

Are estimates and quotes free?

Yes. We provide free estimates for residential and commercial services.

Can you come to my property to provide an estimate?

Yes. We visit your location to assess the condition of the asphalt and discuss the work needed. An on-site assessment helps us provide a more accurate recommendation and estimate.

Do I need sealcoating, resurfacing, or replacement?

That depends on the condition of your asphalt and the underlying surface. We’ll come out, evaluate the pavement, explain suitable options, and work with you to find an approach that fits your needs and budget.

All Services

Can sealcoating fix potholes?

No. Sealcoating is a surface treatment and does not fill potholes or rebuild broken asphalt. Pothole repairs and asphalt patching are separate services.

Residential Asphalt Repair & Paving

Do you serve areas outside Chicago?

Yes. We serve Chicago and surrounding suburbs. Send us your property address or call to confirm availability in your area.

Preparation & Application

Do I need to clean my asphalt before you arrive?

No. Our crew brings the equipment needed for the surface preparation included in your sealcoating service.

Please remove vehicles and other movable items from the work area before we arrive. Let us know about heavy debris or unusual site conditions when requesting your estimate.

What should I move before the work begins?

Move all vehicles out of the driveway and garage before we begin, including vehicles you do not expect to use.

Unexpected plans can come up, and you will not be able to drive across newly sealcoated asphalt for at least 24 hours. Remove other movable items from the work area as well.

Do you brush or spray the sealcoat?

We apply sealcoat by brush.

Brush application gives our crew hands-on control as we spread material across the surface, work around edges, and pay attention to texture and tighter areas.

Residential Sealcoating

How many coats are included?

Our standard sealcoating service includes one brush-applied coat. Additional coats are available for an extra charge.

We can discuss your surface condition and additional application options during the estimate.

Commercial Sealcoating

Is crack filling included with sealcoating?

Residential crack filling is an optional addition with a separate charge. We offer cold-applied and hot-applied options.

Residential crack filling must be scheduled with sealcoating; we do not make standalone residential crack-filling visits.

Commercial hot crack filling is available as its own service.

Drying Weather & Aftercare

How long after sealcoating can I drive on the asphalt?

Allow at least 24 hours before driving on newly sealcoated asphalt. For the best results, we recommend waiting 48 hours when possible.

Weather, shade, humidity, and site conditions can affect drying. Follow any longer wait time our crew provides.

What if rain washes away the sealcoat?

If rain damages the application during the first 24 hours after sealcoating, contact us within that same 24-hour period.

We will return and resealcoat the affected asphalt at no additional charge under our rain-damage policy.

What if someone damages the sealcoat while it is drying?

We place blockoffs after the work, but the property owner is responsible for keeping vehicles, people, pets, and other activity off the treated surface during the drying period.

If the surface is damaged by activity during that time, a return-service fee applies to repair or resealcoat the affected areas.

If you believe the issue concerns the application itself, contact us so we can assess it.

Why does my newly sealcoated asphalt look brown?

Sealcoat can look brown while it is still wet or drying. Allow the surface to dry before judging the finished color.

If discoloration remains after the drying period we advised, contact us so we can review it.

Why can I see streaks or lines?

Differences in drying can make application marks more noticeable while sealcoat is wet. Heat, sun, and shade can cause different areas to dry at different rates.

Allow the surface to dry fully. If pronounced streaks or other concerns remain afterward, contact us so we can assess them.

Why doesn’t my asphalt look smooth after sealcoating?

Sealcoating follows the texture of the existing asphalt. Dry, porous pavement—especially a surface that has never been sealed—can absorb more material and still look textured after its first application.

Over time, repeated maintenance can build sealcoat coverage and create a fuller, more uniform appearance. The result still depends on the existing surface: sealcoating does not level uneven pavement or replace asphalt repairs.

How do winter salting and freezing affect my asphalt?

Winter care involves salt, snow removal, and managing melting snow and ice. Meltwater can enter existing cracks and damaged areas, then freeze again when temperatures drop.

Keeping an eye on drainage, treating suitable cracks, and repairing damaged sections helps you address the conditions that contribute to winter deterioration.

Materials Pricing & Maintenance

Does asphalt that has never been sealed cost more to sealcoat?

Previously unsealed, porous asphalt requires more material than a comparable surface with existing sealcoat coverage.

That additional material, along with the preparation and condition of the surface, affects the estimate. We assess it in person before providing pricing.

Can you use sealcoat buckets I bought from Home Depot or another store?

No. We supply the materials used for our sealcoating services and do not apply customer-provided retail sealcoat.

We use professional materials sourced through SealMaster Chicago and prepare the mixture ourselves so we can control the material used for the job.

Is your sealcoat watered down?

We use proper mixing ratios and do not excessively dilute our material to stretch it further.

Water can be part of a correctly prepared sealcoating mixture. The important distinction is using the appropriate ratio rather than over-diluting the product and compromising its performance.

Another company quoted less. Can you match the price?

We’re happy to explain our estimate and what it includes.

A cheaper quote can involve a different scope, less preparation, lower-quality material, or excessive dilution. The lowest upfront price is not always the best value.

Our focus is on professional materials, proper mixing, surface preparation, and careful brush application. We do not promise to match every quote.

How long will the sealcoating last?

Wear depends on the condition of the asphalt, everyday vehicle use, weather, and how the surface is cared for.

We recommend yearly driveway sealcoating as part of our maintenance approach, with the existing surface assessed before reapplication. Sealcoating helps maintain asphalt, but it cannot prevent every crack or eliminate the need for future repairs.

Can you just make my asphalt look black?

Sealcoating restores a darker appearance, but its purpose goes beyond color.

We assess whether the asphalt is suitable for sealcoating and explain any repairs it needs. Covering damaged pavement with sealcoat does not repair potholes, severe cracking, or base problems.

Can you sealcoat concrete?

No. Our asphalt sealcoating service is designed for asphalt pavement. It is not a concrete sealing service.

Do you offer discounts?

Discounts may be available in certain situations.

If nearby neighbors are interested in scheduling work together, let us know. We can review the properties and see whether coordinated scheduling allows a discount.

Can commercial work be scheduled around business hours?

Yes. We discuss weekend, after-hours, and phased scheduling for commercial projects.

Availability and the final plan depend on the work required, weather, access, and the time needed before the surface can reopen.
