Protection for Busy Asphalt Surfaces
Vehicle traffic, weather exposure, snow removal, and seasonal temperature changes all affect parking lot asphalt. Winter salting and melting snow also call for attention to drainage and existing cracks, where water can enter and refreeze.
Sealcoating helps protect the pavement’s surface and refresh its appearance. It works alongside crack filling, patching, and line striping as part of a broader maintenance plan.
We recommend an annual pavement assessment to determine which areas need attention and when another sealcoating application is appropriate.
Schedule Around Your Operations
We discuss phased work, weekend scheduling, and after-hours options to help you plan around parking demand and property access.
The project schedule depends on the lot’s layout, work required, weather, and drying time. We’ll review those details during your assessment.
Address Repairs Before Applying Sealcoat
Sealcoating does not repair potholes, rebuild broken asphalt, or correct an unstable base.
If your lot needs patching or hot crack filling, we can include those services in the proposed maintenance plan. We can also discuss resurfacing or replacement when surface treatment alone is insufficient.

How many coats are included?
Our standard sealcoating service includes one brush-applied coat. Additional coats are available for an extra charge.
We can discuss your surface condition and additional application options during the estimate.
How long after sealcoating can I drive on the asphalt?
Allow at least 24 hours before driving on newly sealcoated asphalt. For the best results, we recommend waiting 48 hours when possible.
Weather, shade, humidity, and site conditions can affect drying. Follow any longer wait time our crew provides.
What if rain washes away the sealcoat?
If rain damages the application during the first 24 hours after sealcoating, contact us within that same 24-hour period.
We will return and resealcoat the affected asphalt at no additional charge under our rain-damage policy.
What if someone damages the sealcoat while it is drying?
We place blockoffs after the work, but the property owner is responsible for keeping vehicles, people, pets, and other activity off the treated surface during the drying period.
If the surface is damaged by activity during that time, a return-service fee applies to repair or resealcoat the affected areas.
If you believe the issue concerns the application itself, contact us so we can assess it.
Can commercial work be scheduled around business hours?
Yes. We discuss weekend, after-hours, and phased scheduling for commercial projects.
Availability and the final plan depend on the work required, weather, access, and the time needed before the surface can reopen.
