Residential Asphalt Crack Filling in Chicago

Add Targeted Crack Treatment to Your Sealcoating Service

Open cracks give water a path into asphalt pavement. Treating suitable cracks helps limit that entry and supports a more complete driveway maintenance plan.

Julio’s Sealcoating & Asphalt offers cold and hot crack filling as paid additions to residential sealcoating.

Residential crack filling is available with sealcoating. We do not schedule standalone residential crack-filling visits.

Cold-Applied Crack Filling

Cold-applied material provides a lower-cost treatment option for suitable driveway cracks.

We assess the openings and explain whether this approach fits the condition of your asphalt and the level of maintenance you’re looking for.

Hot-Applied Crack Filling

Hot-applied crack filler provides a more durable, flexible treatment option for suitable cracks. This is the type of hot-applied treatment commonly seen in pavement maintenance on roads and parking areas.

It has a different price point from cold filling. We’ll explain the options during your estimate so you can choose based on the surface and your budget.

Why Crack Filling Is Separate from Sealcoating

Sealcoat is a surface treatment. It is not a substitute for treating open cracks with an appropriate crack-filling material.

We assess crack filling separately and include the additional cost in your estimate.

What Results Should I Expect?

Crack filler may remain visible and can have a different texture from the surrounding asphalt. Its purpose is to treat the opening, rather than make every crack disappear.

Widespread broken or severely deteriorated areas may need asphalt patching instead.
